Questionnaire

For those of you who forgot or lost the questionnaire from September's paper, we are repeating it below. The response has been good and three groups are already in the works in their particular field of interest. If you have not already sent in your opinions and/or suggestions for special interest groups, please take a minute and send it in to your Editor.

THE PRESIDENT'S PRECEPTIVES and PERCEPTIONS

There are two points I would like to cover at this time:

  1. In my message to you in the September issue, I mentioned that since parking spaces are at a premium at Sea Pines, it was apparent we were headed for serious parking problems, especially in the Beach area.

    I would like to further point out that except for certain units in Phase 4 which have deeded parking areas, all parking areas are common property and may be used by any unit owner. However, the parking area at the Club House is specifically for guests and should be used for that purpose, particularly during peak periods, or any time when present parking areas are in heavy demand. Of course, the parking situation can be greatly alleviated if all owners having garages would use their garages, thus leaving the parking areas free for owners to load and unload their vehicles, etc.

  2. In last September's issue of our paper, Ed Cayley, Chairman of Grounds and Maintenance, mentioned the inadvisability of stacking firewood against fence or building walls. While the Board of Managers has not yet discussed this matter, it will be brought up at the next meeting. In all probability, it will then be decided that any damage to fences or buildings resulting from rot or insect infestation caused by firewood stacked against the structure will be the responsibility of the owner of the firewood.

SOCIAL HOUR

The Saturday night Social Hour continues to be a weekend highlight! It's fun, fattening, friendly and felicitous - a time to get together for company, conversation and cocktails...to greet old friends and meet new ones. Ed and Norma Cayley will be our host on December 1 and the Kelleys and Stukas' will host December 15. The calendar is on the Bulletin Board so you can sign up for a convenient weekend.


HOLIDAY TREE DECORATING PARTY

The second annual holiday tree decorating party will be held on SATURDAY, DECEMBER 15, hosted by Joe and Rosemarie Stukas and Hubie and Barbara Kelley. A six-foot Scotch pine has been donated by Ed and Marjorie Fearns and it will be set up at the Club House. Because this tree is so much larger than last year's table-size tree, more decorations are needed.. . decorations gratefully accepted. Bring them along December 15.

Another first for Sea Pines will be an outdoor lighting display donated by Joe and Rosemarie Stukas.


WHAT'S GOING ON IN BREWSTER?

Good news for your pocketbook! The property tax rate for fiscal 1980 has been reduced by $1.50 to $15.40.

How was this reduction made possible? Was it due to greatly increased largess from the State? It was not. While State aid to Brewster for fiscal 1980 totaled $727,742, the State took back in assessments $213,488. Net State aid was less (by $30,531.00) than for the previous year.

Therefore, credit the tax reduction to good management by the Selectmen and town employees, to responsible decisions by voters at Town Meeting, and to a $6 million rise in total property values. Tax bills will be late - but worry not. Your payment will not be due until thirty (30) days from the date of bill mailing.

Special Town Meeting

Monday, December 10 at 7pm in the new elementary school off Underpass Road. Several money articles are on the warrant, including further repair of Underpass Road and purchase of vehicles for the Department of Public Works. Brewster, incidentally, has one of the best records of Cape towns for Town Meeting attendance.

Brewster Taxpayers' Association

A good way to stay abreast of town affairs - join the Brewster Taxpayers' Association. Members receive bi-monthly newsletters with carefully researched articles written by Board members. BTA also sponsors periodic public meetings of local interest. Family membership is $3. Write to Brewster Taxpayers' Association, Box 702, Brewster, MA 02631 giving both winter and summer addresses where applicable.

YARD SALE

It was a great success - gross sales for the day were $750, giving the Special Events Committee a treasury of $75 to be used as working capital, Response was so enthusiastic that we are hoping to hold another sale late Spring or early summer, 1980. Start collecting your sale items!

JORDAN'S JOURNAL

The winter holiday season is almost upon us. Sea Pines has grown quickly this last year into handsome maturity. There are now over 140 owners in our Association - soon to be 151. We understand CMJ will shortly be building another exciting waterfront community in Brewster, and we wish them great success.

New owners at Sea Pines understandably have many questions. Don't hesitate to check with Al Campbell or Paul Fagan at 617-896-7940. When Al or Paul don't have the answer, call 617-385-8345 and Ken Bova, Jayne Rattman or I will do our best for you.

If you need another copy of the winterizing instructions, write CM.A Corp. at P.O. Box 2000, Dennis, assachusetts 02638. Please do not install freeze alarms without first contacting us.

Your Board of Managers has again authorized us to offer a 5 per cent discount on maintenance fees paid annually. As long as your 1980 regular maintenance fee is received by us before January 10, 1980, you may deduct 5% from the amount normally due. Obviously, if special assessments or charges in fees were voted, the discount does not apply to those charges.

When you pay your maintenance fees monthly, Jayne requests you note on your check your unit number and code as follows: M-1 (Maintenance-Jan.), M-2 (Maintenance-Feb.), etc. This enables her to credit your account properly and when so marked, gives you an easy double-check in your checkbook register.

We thought you might enjoy sharing in our plans and progress. CMA Corp. has been growing steadily to the point of requiring larger headquarters. Many of you who drop in from time to time have seen the lovely old house, built in 1787, directly across from our Main Street, Dennis office. We were able to purchase this old house this summer. Since it would have been a shame to cut up this antique home for offices, we found some great people to restore the original house and start an unusually fine antique shop. CMA Corp. is adding a two-story building (designed to look like its historic sister) attached to the original by a small "breezeway' office building, and we have approval to later add another Gambrel-style building on our site.

The new building will house CMA Corp. and its property management business on the second floor, together with offices leased to the respected Boston law firm of Holland, Johnson and Hays, Esqs.

Our reception area on the first floor will also serve CMA's real estate division - Kings Highway Realty - who will have their general sales offices and conference room on that floor. Bob Agnew, in our affiliated architectural design facility, will also share these new quarters with our contracting affiliate, the Jordan-Pierce Corp.

A search is quietly going on for the "right" professional tenant for our handsome little single-story breezeway building. We are looking for someone who will complement our businesses. Just in case you need a dignified address for your Cape branch, we thought you should be the first to know.

Our plans call for "condominization" after all buildings are complete. This will make us one of very few commercial condominiums on the Cape. You can see that CMA Corp. is really sold on the condominium way of life.

The Dorymen Antique Shop is open now with unusual decorator items. Owners, Glen and Hobby Ream, have offered free delivery to Sea Pines if you mention CMA to them.

Sometime after the New Year begins, we hope to invite you all to our open-house. In the meantime we wish all of our Sea Pines' friends the best ever of holiday seasons.

SCRAP BOOK

A scrap book has been purchased and we are now seeking material, i.e. historical data, photographs, stories, profiles, drawings - not only pertaining to Sea Pines but Brewster as well. Of special interest is history and background regarding Sea Pines when it was a school before the time of Friendship School. Contact Vera Fields or Joe Stukas.


AROUND THE PINES

"Helping Hand" of the month goes to Peg and Fred Crosby and Jan and Lovell Smith. . . they can stack wood faster then you can say Obadiah Brown! Thanks to Harry Kane for arranging tours of LaSaliette. Hubie and Barbara Kelley toured the 1980 Olympic site at Lake Placid recently while attending a conference in the area. Mrs. E. Lovell Smith (age 95) visited son Lovell and wife Smith recently; as did Vera Fields' mom, Elfriede Haesloop, who was able to spend a few days with Vera just to visit and chat. (Vera's mom assisted her in the site selection almost two years ago here at Sea Pines, so it was nice to see a dream that reached fruition!) Florence Tomlinson traveled north to enjoy the fall foliage, as did Joe and Rosemarie Stukas.
