FACILITIES MANAGEMENT BOARD

August 5, 1987

Dear Homeowner:

This is a summary of the highlights of the July 25, 1987 meeting of the FMB.

The approved full minutes of each meeting will be posted on the club house bulletin board, as approved unanimously.

A revision of the currently effective Rules & Regulations was passed unanimously.

POINT 12 b) delete present version and substitute this:

12 b - Absolutely no clearing, planting, pruning, landscaping nor other work maybe performed in any part of the common area, either by an owner or by an owner's designated representative, without an official Approval-by-Variance from the Grounds Committee. Neighboring owners within reasonable view-distance from the planned activity will be given a chance to react, but the final decision will be made by the Grounds Committee.

b (1) For emphasis, the point will be restated here in terms of the waterfront. The entire area between the waterfront condominiums and the beach is fragile coastal bank. It is vital that the stability of the bank to the beach be maintained. Thus there is to be no altering of this area in any way, to include pruning of shrubs and trees, without an official Approval-by-Variance from the Grounds Committee.

Grounds Committee Members:

Fred Nichols Phase II - co-chairman
Joseph Stukas Phase III - co-chairman
Skeets Halamay Phase II
John Lobinger Phase I
Hy Kraft Phase IV

Please contact the Grounds Person in your phase for variance forms or any other grounds problems or questions you have.

Homeowner Carl Feldman appeared before the Board as requested, to explain his version of over trimming in front of his unit. He has had extensive replanting done, as "trimming" was done far beyond his orders. The Board thanked Carl for his cooperation.

Complaints by abutters of newly installed mushroom lights, installed without a variance were reviewed. The board voted to solve this problem.

Roofing repairs on 2H are finally completed as is drainage work in cluster II. Rotted twelve big posts have been replaced on tennis court fence.

Please park cars only in designated areas.

Illegal use of our beach has concerned our board and large numbers of home owners. Beach checks will be made.

Bicycles in Sea Pines are allowed on paved areas only, please help by requesting any offender of this rule.

Our lifeguard left without notice. Our Managing Agent has arranged part time lifeguards.

Security is a combination of walking and car patrols, doing best we can.

"Follow Rules"

Beach Committee Request No inflated floats allowed in beach house - deflation may be tried first and if unsuccessful, removal and destruction of offending inflated items.

Please note State Law requires unaccompanied by adult - children must be 16 to use the pool.

Sincerely,

Bernard V. Phaneuf

Chairman, FMB Sea Pines Condominium
