SEA PINES HOMEOWNERS ASSOCIATION

August 30, 1990

Dear Homeowners:

I anticipate that by the time you receive this communication, Labor Day week end will have come and gone, and for some of you this is a signal that summer at Sea Pines is over, and again behind you. I do hope it has been a good one for all. I, personally, find fall at Sea Pines and in the Northeast in general one of our most beautiful times of year. Cool, crisp days and the wonderful reds of the cranberry bogs and yellow and browns between our pines, leaves much to look forward to.

The FMB meeting on August 25 reflected this anticipation of change. John Lobingier, Co-Chair of The Grounds and Maintenance Committee, reminded us that Sea Pines was built between 1973-79 and that we are beginning to see some major wear on the buildings. Decks, sidings, and fences are examples of need for replacement due to poor construction or just plain aging. The Grounds & Maintenance Committee will undertake a study of needs at Sea Pines using past studies as well as their excellent knowledge of present conditions to organize and submit a plan of needs (immediate and future). This plan will be used for future budget allocations and needs.

In the same vein, a suggestion to have a one page set of Rules and Regulations for renters and guests led to a discussion of the present set of Rules and Regulations. It was felt they need updating and perhaps some change. Any change(s) - Committee Chairs - should be submitted to Larry Bernhardt before September 22, 1990. Betty Ann was asked to appoint a committee to examine and recommend ways in which rules may be enforced, perhaps fines for non-compliance to rules, e.g. illegal parking, misuse of grounds by pets, etc.

I don't enjoy "complaints", but I am ready to listen to and consider ideas that you think may be constructive and need change or action at Sea Pines. Do drop me a note and I will see it is considered. For example, after three separate discussions of speed signs, at the last Board meeting it was agreed we would post a 15 mph sign at the entrance. The new removable speed bump (seemingly most acceptable) was in response to a homeowner's request.

In order to maintain the positive physical and human strength and ambience of Sea Pines, keep in contact with your Board members particularly as we move into the important budget process in September. Your concerns are considered, discussed, and acted upon. We try to react with thoughtfulness and respect for the good of all.

Regards,

Elizabeth Ann Liddle
