SEA PINES NEWS

Winter has passed, spring has sprung and Sea Pines is returning to normal. We have a number of good news bad news issues to report.

Real Estate sales are increasing and property values have stopped their decline. The inventory of homes for sale is very low.

As you might imagine, our snow removal budget has been overspent by approximately triple; however we have been able to save about $1700 on the new lawn care (fertilization) contract.

We feel that our current reserve funding is proper but we will continue to monitor it closely and adjust as needed.

The number of delinquent maintenance payments owed over ninety days has decreased but the number of delinquent payments over thirty days past due has increased. The FMB has authorized Mercantile to send late payment notices to anyone who is more than 20 days late in their payments. Maintenance payments are due on the first of the month. Late payments cost us all money.

We have not received any further input from the gas company. We hope to hear from them so you may make plans for the next heating season.

Our next FMB board meeting will be on Saturday April 30, 1994 at 8:30am in the clubhouse. I look forward to seeing all winter weary members there!

Regards,

Richard N. Rose - Chairman, FMB
