Dear Neighbor,

The FMB meeting was held Saturday October 31, 2004. There were quite a few unit owners present.

The financial report shows that unless something unusual happens, we will finish the year with a small surplus.

Grounds and Maintenance reported fall cleanup is underway and roofing in Overlook has been completed. The board authorized the new contract with Sav A Tree.

Dave Sullivan reported for the bluff committee. A letter has been sent to the conservation commission requesting an amended order of conditions. If approved, this will allow us to clear invasive species from the bluff and give us the opportunity to prune a second time the beginning of August.

The Bylaws review committee should have a draft to present at next months meeting.

A great deal of time was spent going over the budget for 2005. While I do not have exact figures to report, we do not expect to have a double digit increase and the special assessment payments will end with your December payment.

Reasonable rule of the month: Winterizing your unit.

If your unit is to be kept open be sure to heat it to at least a temperature of 55 degrees. If you leave for any period of time turn off your water supply. If you are closing your unit be sure it is winterized by a licensed insured plumber.

The next meeting of the FMB will be Saturday December 4, 2004 at 8:30am in the clubhouse. At that meeting we will be finalizing the FY 2005 budget. Just six months to spring!
