General Reminders

June 1, 2018

Dear Sea Pines Residents,

As we enter the summer season, we want to remind all owners and their guests of the following general reminders. Please make sure to review these reminders with your family and/or guests so that we can all work together to make Sea Pines the best place for all!

Mail Kiosk

The new mail kiosk is well underway and expected to be completed in the next few weeks. Once the new mailboxes are installed, your new mailbox key will be placed in your current mailbox for your retrieval. Additional information will be sent as we approach the completion of the new mail kiosk.

Overnight Guests

If you have family members or guests using your home in your absence, we ask that you notify the Management Company for security and emergencies. Email Mercantile Management with their names, contact phone, and length of stay.

Front Entrance Security

During the summer months non-residents try to utilize the amenities at the property. To help prevent the unauthorized usage, we have hired All Cape Security Inc. to check vehicles as they enter the property on Saturday and Sunday from June 30th – September 3rd. The security officer will check vehicles for the owner parking stickers and if a vehicle does not have a sticker, they will be stopped and asked who they are visiting. The security officer will have a list of all owners to verify before granting access.

If you have not already done so, please remember to place the owner parking sticker in the lower corner of your windshield on the driver side. This will help the security officer to easily identify owners and minimize the potential of any traffic backup.

Lock Change for Pool and Beach Area Storage

Please remember that the clubhouse and pool locks will be changed on Thursday June 7th. In your annual meeting package previously sent, all owners were given two new keys that will be used starting on June 7th. Please make sure to dispose of your old keys following the lock change so you do not accidentally bring the wrong one to the pool.

Website

Did you know that you can view all condominium association documents on the Sea Pines website? Check it out at http://seapinesbrewster.com.

Grills

When using your grill it should be moved six feet away from the building to avoid becoming a fire hazard.

Smoke Alarms

Spring is a good time to check the batteries in all of your smoke detectors and CO detectors. The life expectancy of alarms is approximately 10 years.

Rubbish Procedures

Only HOUSEHOLD rubbish is to be disposed of in the trash rooms. Recycling containers are located in each room. Please rinse your recyclables before you dispose to keep the odor down. Non-household items are an extra cost to the association. Please contact a local company to remove.

Pets

It is important to clean up after your pet! It is unsanitary to leave “presents” around the property. Please keep your dog on a leash when walking outside; and dogs must be walked in the wooded areas. Do not leave your pet tied outside unattended. All pets must be registered with the Town and must be up-to-date with all vaccines.

Please remember that dogs are not permitted on the beach from June 15th – Labor Day.

Email Addresses

Please be sure to send your current email address to the Management Company. Many notices and correspondence are sent out via email.

Kayak Racks

Please remember to fill out the kayak sign-up sheet in the clubhouse should you wish to store a kayak at the beach kayak rack. There are 48 spaces so please make sure to sign up before the season starts.

Drones

Please remember that the use of drones or any other unmanned aircraft is prohibited on Sea Pines Property. This includes but is not limited to the launching and landing of a drone from anywhere on Sea Pines property without written permission from the FMB.

Jet Skis

Jet skis are not allowed to be launched, landed, or operated on Sea Pines beach nor may they be moored offshore.

Speed Limits

For the safety of all residents and their guests, please remember to pay attention to the speed of your vehicle when traveling through the community. Your vehicle should maintain speeds under 15 miles an hour when in Sea Pines. Please remind visiting family and visitors of the importance of speed control.

Parking

During the summer season parking at Sea Pines can be a challenge, We ask that homeowners help by taking the following steps:

  1. Be mindful of the number of vehicles your visiting friends and family will bring to Sea Pines and consider ways, such as carpooling, to limit the number of vehicles parked onsite.
  2. Use your garages for parking in addition to storage. This is especially important if you have more than one vehicle.
  3. If you have a driveway, please park vehicles in your driveway instead of the overflow parking spaces.
  4. Ask guests to park at the clubhouse.
  5. Remind contractors that they must park in your space/driveway and park any overflow vehicles up at the clubhouse. Contractors should not be using the beach parking spaces.

As always, please remember that parking on the sides of the roads and on lawn areas is not permissible. In addition to creating safety hazards, parking on the lawns will cause damage to the irrigation system and landscaping. Parking in these areas can result in fines and/or towing.

Beach Fires

Please review the beach fire regulations on the Sea Pines website and contact Dawn Giglio (781-710-6772, 245 Sea Pines Drive) to obtain approval for the fire and obtain a water bucket for safety and clean-up purposes. As noted in the beach fire regulations, please do not dig holes for your fire and do not bury the hot coals. Let the fire burn out and clean the debris up the next morning.

Boating

Please be cautious as you bring your boat into the beach and only land your boat between the two red buoys that mark the boating channel. Swimmers should avoid swimming between the two red buoys as boats are arriving on the beach and departing the beach.

Thank You,
Mercantile Property Management
