SEAPINES HOMEOWNERS' ASSOCIATION

Dear Neighbor:

This is a brief resume of the meeting of your FMB held today with a large participating group of homeowners in attendance.

The Grounds and Maintenance Report was given by Joe Stukas. Patching of the macadam on the roads and walk areas was done yesterday. Chimney caps will have to be put on hold temporarily. John Lobingier has drafted a new variance form. Pressure treated ties are being installed to replace rotting ties.

Evelyn Donnelly, Phase III, has agreed to replace Joe Stukas on the Grounds and Maintenance Committee during the winter when Joe will be away. John Lobingier will be acting co-chairman with Fred Nichols during this time.

Many committees have turned in their requests for "one time expenditures" (not routine reoccurring expenses). These reports will be copied and sent out to board members within the next ten days, to be studied in detail for the next meeting.

Bob Sheils in his Security Report: "all is quiet and peaceful."

Howard Morris was not able to attend this meeting. He informed Scott Jordan that he wants to make some set up changes to improve our budget reporting. This will of course be done in conjunction with the rest of the finance committee.

There are no reportable arrears in monthly payments at this time.

Proposal by Ernie Dillon - a putting green be constructed and then maintained by Sea Pines. This was introduced with about 16 signatures. The location of the putting green would be on 6A side of the club house parking lot in the space originally set up for a baseball field. Scott will get the needed estimate for later consideration. This is a capital improvement that could require 75% approval by homeowners to pass and be accepted.

Scott Jordan is in the process of getting cost for sprinkler systems for Phase I, II, Friendship and Overlook, as previously requested by the board.

It is requested by the FMB that all committee chairpersons will have mailed by October 15 to the chairman, Bernie Phaneuf, a very complete and specific list of duties of their particular post. If you can consult with past chairpersons, this might help. Sea Pines needs good and complete job specifications for each post.

Our next meeting will be on Sat., Nov. 7 at 8am. This will be a long meeting as budget work will be underway and proposals from all committees will have to be discussed.
