SEA PINES HOMEOWNERS ASSOCIATION

September 25, 1989

Dear Sea Pines Homeowner:

The monthly meeting of the Facilities Management Board of Sea Pines was held on September 23, 1989. A list of meeting times of your elected Board is included with this letter as requested. Every homeowner is welcome and encouraged to attend the Board meetings and become informed of the actions taken on your behalf and general Sea Pines Management issues. Your contributions are listened to and considered in the Boards deliberations.

The Board agreed through an unanimous vote that it gave "a vote of confidence to reaffirm The Grounds and Maintenance Committee's authority over all planting, landscaping and trees in the common areas as per Rules and Regulations items 12 b, c and d." Again I ask that you become familiar with the Rules and Regulations of Sea Pines and comply with such rules and regulations. These rules have been carefully framed to provide a harmonious, healthy and safe environment. The compliance of each homeowner makes these rules work for the benefit of all.

The management Study Committee reported to an executive session of the Board and made several recommendations which the Board will be seriously considering. The Committee of Volunteers Homeowners, is to be commended for its systematic, thorough and time consuming work. The Board will be reporting to homeowners on its decision(s) at a forum date as it reviews the Study Committee.

It was moved and approved to increase the insurance coverage to include garages, sheds, and the clubhouse (not previously included) in our insurance policy beginning immediately. John Phelan, Chair of The Insurance Committee will be sending a statement to all homeowners to clarify our present insurance coverage.

The External Structure Committee (see members, Homeowners letter, August 1989) reported that they had met and delegated tasks to help establish guidelines for future consideration of any external variances. Such areas as legal ramifications of any changes, impact on sewage and water, architectural consistency or standards and homeowners response to overall changes are being studied. The committee will report at the December 2, 1989 meeting of the Board.

On the basis of the work of this Committee, the Board voted to again place a moratorium with respect to variance applications requesting additions or improvements to the common areas and facilities of Sea Pines condominium, with the exception of interior improvements and alterations to common areas and facilities subject to exclusive easements benefiting unit owners (such as improvements to attic spaces) until such time as the Board approves guidelines and policies with respect to such application.

The hot, humid weekend of September 23 did not feel like fall and in its last week of the season, the pool was in good use. Alas, the rain and dip in temperature suggest days to come. All is very quiet at Sea Pines (thanks to Hurricane Hugo moving inland) a beautiful, calm and restful time to enjoy Sea Pines and yes, even Route 6A.
