Dear Neighbor,

The monthly FMB meeting was held Saturday September 26, 2005. I was unable to attend this meeting so this newsletter may seem short in content and detail.

Treasurer's report by Frank Fiorentino shows we are still on budget for the year.

Grounds and maintenance will be doing their fall walk around to see what plantings need to be done. We are obtaining estimates for re-doing the pool and pool area so plans can be made to fund these renovations over the next several years.

Bluff committee report was given by Dave Sullivan. Nothing new. They are getting estimates and formulating their budget for next years pruning.

The by-law review committee report given by Frank Pease. The suggested changes have been sent to our attorney and new copies of the proposed changes will be sent to homeowners for voting during the fall or winter.

Management reported one sale: 15 Overlook sold by Jeffrey and Rachel Sideman to Gary and Heather Nicolopi of Morristown NJ for $500,000. Closing date October 14, 2005.

Legal Corner: There was a mediation session held September 1st, all persons involved were present and met for 5 hours. No agreement was reached. The board held an executive session to discuss the matter.

Reasonable rule of the month: I don't even have one of those!

The next meeting of the FMB will be Saturday October 29, 2005 at 8:30 am in the clubhouse. This will be the first go-around for the 2006 budget. If you would like your opinion to be heard, this is the meeting to attend.

Reminder: Beach House must be cleared out by October 15.
