Dear Neighbor,

In February, the homeowners voted to approve the new by-laws recommended by both your phase board and the FMB. The percentage approval was as follows:

• Phase 1 - 85.41% in favor
• Phase 2 - 100% in favor
• Phase 3 - 81.10% in favor
• Phase 4 - 86.70% in favor

The FMB and the Phase Boards wish to thank all homeowners for their enthusiastic support, and the bylaw review committee for all the hard work and preparation.

At this year's annual meeting, each phase's seven member phase board will cease to exist. Each phase will be voting to elect three members to the new phase boards, each member also serving on the FMB. You will be receiving a letter from your current Phase President asking for homeowners willing to serve and willing to have their names placed in nomination for these new positions. You have a real opportunity to directly participate in how Sea Pines will be run in the future; and for this election there are no incumbents.

Three sales were reported at the February 4 meeting:

• 213 Sea Pines Drive from Leo and Sara Corcoran to Carol Austin of East Longmeadow Ma for $650,000. This closed on December 9, 2005.
• 25 Knoll Lane from Sally St. Hilaire to Paul and Linda Sabel of Northboro, MA for $465,000, closing was February 9, 2006.
• 13 Grove Lane from Frank Corcoran to Mary Mahoney, closing December 12, 2005.

The pool interior will be re-surfaced with a Pebble-Tec finish and the work should be done by the beginning of May.

The next FMB meeting will be March 25, 2006 at 8:30am in the clubhouse. I expect the newsletter to return to its normal style at that time.
