Sea Pines Homeowners Association Newsletter

April 27, 2014

Dear Neighbors,

It’s cold. It’s rainy. It’s windy. It’s QUIET. In other words, it’s a typical Cape Cod spring at Sea Pines. If you recall, I said almost exactly the same thing in the January 25 newsletter except it was snowy instead of rainy. But there’s hope. Next weekend is the Brewster in Bloom celebration. All over town, the daffodils are opening in glorious abundance just in time for the parade. What a gorgeous display!

"Wonder of wonders, miracle of miracles" (I am sure you remember that song from "Fiddler on the Roof") According to the siding contractor, the residing project on Knoll and Overlook is ahead of schedule. Less repair work than anticipated has been needed. He says it is possible that the Clubhouse and perhaps part of Grove could be finished by the end of June.

You will be receiving a letter from Mercantile shortly explaining the supplemental condo fees that will be collected every month for 4 years starting July 2015 (next year.) However, there is a very nice cost savings to Sea Pines if you are willing to pay the entire amount at once before September 2014 (this year) and as a "thank you" for doing so, you will get a 2% discount. The more people who choose to do this, the more savings Sea Pines earns from not having to draw as much from the recent bank loan.

Our fresh new look at Sea Pines seems to be attracting interest. Sales of Sea Pines units have been brisk in the past 6 months and there are now very few units for sale. We spoke to a real estate agent yesterday who said she has a waiting list for potential buyers. I expect that interest will only grow as more units are re-sided.

Remember that this is a great time to replace windows if you are on a street which has not yet been re-sided. The contractor has created a program to do this work if you choose to sign up for it. The details are on the Sea Pines web site.

Yea! The Sesuit Harbor Café in Dennis opened 3 days ago. My wife and I happily enjoyed a lobster roll and fries there on Friday. While there, we saw the largest and most impressive pontoon boat I have ever seen. It was really a house boat, I suppose. Looked like a stereotypical Swiss chalet except with a curved roof peak, complete with exterior wood paneling. Most remarkable.

IT’S ANNUAL MEETING TIME!!!

Please plan on attending the Annual Meeting on Memorial Day weekend. It’s Sunday May 25 at 9:30am at the Brewster Ladies Library. PLEASE PLEASE PLEASE! Fill out, sign [name and address], and send in or fax your proxy ballots to Mercantile for the Annual Meeting, even if you expect to attend. If for some reason you are unable to attend, then at least your vote can be recorded this way. Proxies are critical to assuring that a quorum is present in each phase at the Annual Meeting. Without a quorum, elections and other voting issues cannot be held.

The approved minutes of the previous FMB meeting are always posted on the Clubhouse bulletin board. Please note that minutes are approved at the next month’s FMB meeting, so minutes of the current meeting are not posted until after the following meeting. If you would like these minutes emailed to you, please email me your name, Sea Pines address and email address. To be added to the minutes email list, your email address must be the same as the one published for you in the current Sea Pines homeowner directory. Remember to update your email with Mercantile if it changes!

Also know that you can arrange auto-debit from your bank account of your condo fees with Mercantile. This is an advantage if you sometimes forget to send in the payment coupon and check or are getting sticker shock from the cost of postage these days. You can even set up and use auto-debit without a computer. I use auto-debit for almost all regular debits these days, so I never have to worry about being late with a payment or missing an emailed payment due notice which gets blocked by Comcast for some reason. Contact Mercantile for details of auto-debit. It is a simple process and saves Sea Pines money since we don’t have to print and mail payment coupons to you.

Please remember: No plastic bags or styrofoam (packing materials, etc) should be put into the recycling bins. These are NOT recyclable and cost Sea Pines money to remove. Please put these materials in the trash. Plastic bags can be collected and recycled at Stop-n-Shop or Shaws.

The next FMB is Saturday, May 24 at 8:30am in the Clubhouse. Click on the web site’s “events” link to see the current schedule.

Sincerely,

Christopher Wroten
