STANDARDS FOR SEA PINES HOMEOWNERS' IMPROVEMENTS

VARIANCES WILL BE REQUIRED FOR ALL OF THE FOLLOWING

  1. Decks and Patios
    1. Any expansion will be limited in size.
    2. Maintenance of wood or composite decks, which replace stone or concrete patios, will be the responsibility of the homeowner.

  2. Sheds
    1. Sheds may be constructed only within the confines of the homeowner's patio area.
    2. Sheds must not exceed the height of the privacy fence.

  3. Windows and Sliders
    1. All replacements of sliding windows and doors must be of the same color and size as the original.
    2. Windows must be slider or casement style, or a certain style of awning only.
    3. For skylight additions, type and placement of others in the area will be considered in order to achieve uniformity of appearance.

  4. Storm Doors
    1. New or replacement storm doors must be one of the following styles:

  5. Front Entry Doors
    1. New or replacement front entry doors must be one of the following styles:
      • 4 Lite (Phases I and II)
      • 2 Lite (Phases III and IV)
      • Full View in either frosted or clear glass (Any Phase)

  6. Air Conditioning/Heat Pumps/Mini Splits
    1. For units installed through the wall, consideration will be given to how the appearance and the noise level will affect immediate neighbors. Also, thru-wall AC units have specific flashing requirements that MUST be followed.
    2. For all exterior HVAC systems, consideration shall be given to how the appearance and noise level will affect abutters. Unit Owners shall ensure that all exterior components comply with the Mini Split Heat Pump Specifications.

  7. Propane Gas Fireplace Inserts or Propane Kitchen Stoves
    1. These have numerous specific requirements which are detailed here.

  8. Reception Antennas
    1. These have numerous specific requirements which are detailed here.

  9. Security Cameras
    1. These have numerous specific requirements which are detailed here.

  10. Solar Panels
    1. These have numerous specific requirements which are detailed here.

  11. External lighting
    1. There should be no more than four lights in a common area.
    2. Lights should be warm or soft light (maximum 2700K).

  12. Building Alterations
    1. No expansion of a homeowner's unit or garage will be approved.
    2. No conversion of a garage into living space will be approved.
    3. Any alteration which involves breaching, moving, or adding a wall will be subject to securing appropriate permits prior to final approval.

Exterior "Sea Pines Gray" painting which may be required as a result of an approved variance must be done using Cabot's Driftwood Gray paint.
