Changes to Your Unit
Interior Changes Not Requiring a Variance
In general, improvements or changes to the interior of Units can be made at the discretion of the Unit Owner and do not require a Variance, except for the changes listed below. However, it is recommended that the Unit Owner complete the Notice of Intent to Perform Interior Work for such improvements or changes. This form will notify the Managing Agent’s on-site staff that authorized work at the Unit will be underway, which is especially important if the work is to be done in the absence of the Unit Owner. This form should be completed and sent to the Managing Agent.
Interior/Exterior/Common Area Changes Requiring a Variance
An approved Variance is required before commencing any work including but not limited to the following:
- Any changes to building exterior
- Windows, sliders, and skylights
- Front and storm doors
- Decks and patio areas
- Heating/air conditioning equipment - thru-wall AC units have specific flashing requirements.
- Propane gas fireplace inserts
- Propane gas kitchen stove
- Reception antennas
- Security and doorbell cameras
- Solar panels
- Sheds
- External lighting
- Outdoor shower
- Planting outside of patio area (except annual plants, which are to be removed at end of season by Unit Owner)
- Pruning
- Structural changes including breaching/moving/removing an interior wall
- Plumbing or electrical changes
If you are in doubt about whether you need a Variance, check with the Grounds Committee Chair.
Variance Process
- All Variance Requests must be completed and submitted to the Grounds Committee via the Managing Agent at least fourteen (14) days prior to scheduled Grounds Committee meeting.
- All work must conform to the Sea Pines Standards.
- Adjudication by the Sea Pines Grounds Committee (or FMB) may take up to 60 days from receipt of the variance request. This may be extended if the Variance request is incomplete or additional information is required by the Committee.
- Work must not begin prior to securing an approved Variance and any necessary town permits. On-site Managing Agent staff will stop any work being performed without an approved Variance.
- All work must be performed by a licensed, insured contractor.
- All work must conform to the specifications of the approved Variance. Unit Owners will be required to correct any work which does not conform to the specifications of the approved Variance and may be subject to substantial fines.
