Winterizing Checklist for Absentee Owners
- Set your thermostat to a minimum of 55°F (13°C) to prevent pipes from freezing.
- Shut off the main water supply and drain pipes to protect against pipes freezing and breaking. This involves having a licensed, insured plumber apply compressed air to the main water line located outside your Unit to remove all water from the line, pouring non-toxic anti-freeze into sink and tub drains and toilets, and special attention to appliances such as washer, dishwasher and icemaker.
- Turn down or turn off hot water tanks as recommended.
- Disconnect hoses and store them inside (this is also recommended for year-round owners).
- Ensure all windows and doors are closed tightly to prevent drafts and heat loss.
- Unplug non-essential appliances to reduce fire risk and save energy.
- Secure deck items or remove them entirely to avoid damage from snow and wind.
- Arrange for periodic Unit checks by a trusted neighbor, friend, or property management (if available).
- Provide emergency contact information to the management office in case of urgent situations or issues.
Please note: Unit Owners are responsible for any damage resulting from failure to properly maintain their Unit during their absence.
